How it works
BoulderStay is a co-op of Boulder homeowners. You book with the owner; we handle payment, messages and deposits.
- 1SearchPick dates and party size. Results show only homes that are open for those nights, priced in full.
- 2BookInstant-book homes confirm when you pay. Request-to-book homes authorize your card and charge it only if the host approves within 24 hours.
- 3MessageEvery booking opens a conversation with the owner. Messages are also sent by email, and replies to that email land back in the thread.
- 4StayThe address shows on your booking once it is confirmed. Entry details arrive by message 3 days before arrival.
Fees
The price you pay is the host’s nightly rate, any cleaning or pet fee, a 2% BoulderStay service fee, and Boulder, Colorado lodging taxes. Every line is shown before you pay.
Security deposits
Some hosts set a deposit (up to $5,000). It is held on your card, not charged. The host can file an itemized claim within 7 days of checkout; you receive the claim by email before any charge and can reply to dispute it.
Cancellation policies
Each listing uses one of three policies, shown on the listing and at checkout. Refunds go to the original card.
- Flexible: Full refund up to 24 hours before check-in.
- Moderate: Full refund up to 5 days before check-in; 50% after that.
- Strict: Full refund up to 14 days before check-in; 50% up to 7 days before; no refund after.
If a host cancels, you are refunded in full.
Licensing
Stays under 30 nights are in City of Boulder-licensed short-term rentals; the license number is on the listing. Stays of 30 nights or more are offered under Colorado’s long-term rental rules.
