Host agreement
Effective October 2026. Between you (the host) and BoulderStay, Boulder, Colorado.
- License. Any listing offered for stays under 30 nights must hold a current City of Boulder short-term rental license, and the license number is shown on the listing. Stays of 30 nights or more are offered under Colorado long-term rental rules. You keep the license current and update the listing when it is renewed.
- Accurate listing. Photos, description, amenities, bed and bath counts, house rules, rates and calendar are accurate and kept up to date. Dates shown as available can be booked.
- Fees. BoulderStay deducts a 2% host fee on the booking subtotal (nightly rate, cleaning and pet fees, after any length discount) plus the card processing cost charged by Stripe. Guests pay a separate 2% service fee. There are no listing or monthly fees.
- Payouts. Your payout (subtotal less the host fee and processing cost, plus lodging taxes collected) is transferred to your connected Stripe account the day after the guest checks in. A bank account must be connected to receive it.
- Security deposit. You may set a deposit of $0 to $5,000. The guest’s card is held on file, not charged. A claim for damage, excessive cleaning, missing items or rule violations must be filed within 7 days of check-out, with an amount, a reason and evidence. The guest is notified before the charge. A $50 claim fee is deducted from the amount paid out to you. A claim the guest’s card declines is not guaranteed by BoulderStay.
- Cancellations. Guest cancellations follow the policy (flexible, moderate or strict) shown on the listing when they booked. If you cancel a confirmed booking, the guest is refunded in full and the dates reopen. Repeated host cancellations are grounds for delisting.
- Taxes. BoulderStay collects applicable city, county and state lodging taxes from the guest and passes them to you in the payout. You are responsible for remitting them to each jurisdiction. The monthly tax worksheet in your portal shows the amounts and where to send them. Income tax on your rental income is yours to report.
- Guests and messages. You respond to booking requests within 24 hours and to guest messages promptly. Guest contact details are for the stay and related communication only.
- Delisting. BoulderStay may pause or remove a listing if the license lapses, the listing is inaccurate, guests file repeated complaints, or the host breaches this agreement. You may unlist at any time; confirmed bookings must still be honored or cancelled with a full refund.
- BoulderStay’s role. BoulderStay is a booking platform. The agreement for each stay is between you and the guest. BoulderStay processes payment, relays messages, handles deposit notifications and is not a party to the stay, and is not responsible for guest conduct, property damage beyond the deposit process, or losses arising from a stay.
- Changes. BoulderStay may update this agreement with 30 days’ notice by email. Continuing to list after that date is acceptance.
